Your Basic Starter Tips When Staging Your Home:

When thinking of putting your house up for sale, most people tend to forget that it should be presentable and appealing to any buyers that come to visit. They should be able to see themselves spending their lives here in the future to come, hence why properly staging your home is important.

As you scroll down, you will discover a few simple tips that can be followed to give your house that special touch.

01. First Impressions Matter.  

When the words house staging comes in to our minds, the general thought is about the inside of the house. We tend to sometimes forget that the house should be appealing both inside and out. The exterior of the house is what is first seen when anyone may visit. So from your pathway to your garden to even the front porch should be given equal focus as the interior.
Here are a few suggestions that can be even done without having to hire help from outside, pick a weekend and maybe make it in to family activity:

- Using a high pressure hose, you can scrub off some of the dirt from your gutters, roof, steps etc.
- Brushing on some fresh paint on the front door, window frames, steps and porch will instantly get rid of a faded look.
- Look around the garden and clear up any dead plants and weeds. If possible bring in a few simple plants and even during winter you can place a few urns or even a beautiful pine tree just to give it a seasonal touch.
- Always remember to replace any old bulbs, faded house numbers, mail boxes etc. Like in life, even in a house staging the little things always matter.

02. Don’t Get Personal

You’re looking to make a potential buyer feel like they are able to live in this house for the rest of their lives. Always remember to pack all your family photos, kids’ drawings, albums and similar personal stuff in a box to take to your new home. Let your buyers picture themselves living here, creating memories and having joyful moments with their family.

03. The Kitchen Sells Houses
Having an appealing, well maintained kitchen will play a big part in selling a house.
- Any corroded or old cupboard and drawer handles, taps and or faucets, sinks etc should be replaced.
- Declutter your counter tops and cabinets. Keeping it all neat and tidy.

If necessary, give them a coat of paint or varnish if they are wood based.
- If your kitchen has ample storage, always show that off. More storage is a bonus feature in a kitchen.

04. The Minimalist Approach

When staging a house, having too much furniture in the living room or clutter on the dining room table, a massive wardrobe blocking that incredible window seat in the master bedroom are just few examples of your home being a turn off to a potential buyer. Instead you want to be able to show buyers around with ease giving them the freedom to get about each room without bulky furniture blocking their way. All you have to do if keep the furniture that would make the house look bigger and spacious. Most importantly place the furniture in the house to give it a cosy yet classy vibe. For example, the sofas and living room furniture can be placed to display a friendlier and conversational environment. Also highlight any key features of your home, be it a beautiful fire place or intricate door frame, vintage stair case.

05. Storage is King
Always show off your storage space in the house. From the bedroom closet to the garage, show it all off. A buyer may not directly ask about it but they will definitely be thinking about it. Declutter all the storage spaces you may have, so that if your potential buyers try to take a sneak peek they will be blown away.

06. Make That Washroom Shine

Shine the faucets and taps, make sure the mirror is stain free, put away all cosmetics and toiletries. If needed purchase new bathmats and shower curtains. Keep scrubbing and washing the tiles, shower cubicles and floors over and over again if you have to. Add in some fancy towels and soup. Top it off with an amazing scented candle. Always keep in mind, a bathroom that in a bad and unclean state is the biggest turn off ever when selling a house.

07. Aroma. Lighting. Colour.

Aroma: Make sure your house has a pleasant smell. Having a loving aroma will put you buyers in a good mood, it gives a good first impression as soon as you enter the house. You could give each room a different smell to set the mood, in the kitchen place a candle that would give it a yummy smell like vanilla or chocolate, in your bedroom go for a rose scent or even lavender and try out a fruity scent for the bathrooms.

Lighting: Great lighting gives a home a warm and welcoming feeling. So amplify the lighting, especially in key spaces like the living and dining rooms and also the kitchen.

Colour: Go ahead and be bold with colour. You can use a few brightly coloured cushion on a sofa or have some interesting wallpaper or paint as an accent wall in a bedroom. Have a few kitchen stool that have bold colours. Don’t be afraid to get creative, sometimes that creativity and boldness could be a primary selling point.

At the end of it all we need make sure that this house tells a story to the buyer. Their happily ever after is in this house. If you are able to make them feel that, then congratulations because you have clearly staged your home perfectly.
